These Terms of Use (“Terms”) govern your access to and use of RentFund’s website, mobile applications, and related services (collectively, the “Platform”). By accessing, using, or joining RentFund, you agree to be bound by these Terms.
1. About RentFund
RentFund Inc. (“RentFund,” “we,” “us,” or “our”) operates a digital platform created to support renters by providing access to tools, services, partner programs, and third-party offerings designed to improve renters’ financial stability and overall renting experience.
RentFund accomplishes this by:
- Offering renter-focused services through the Platform
- Partnering with real estate professionals such as real estate agents, mortgage brokers, property inspectors, and related service providers
- Working with affiliates and third-party businesses to improve user experience and increase the value of being part of RentFund
RentFund is not a bank, lender, real estate brokerage, mortgage brokerage, credit bureau, or debt settlement company. RentFund does not make lending decisions, approve financing, or guarantee outcomes. Certain services are provided entirely by third parties.
2. Eligibility
To join and use RentFund, you must:
- Be at least 18 years of age
- Be legally capable of entering into binding agreements
- Provide accurate, truthful, and complete information
RentFund reserves the right to deny, suspend, or terminate access to the Platform at its sole discretion.
3. Joining RentFund & Subscription
To access RentFund services and features, renters must join RentFund by subscribing for a monthly fee displayed at www.rentfund.com.
- Subscription fees are non-refundable
- Subscriptions may be cancelled at any time
- Cancelling a subscription immediately removes access to Platform features and benefits
- No refunds or credits are provided for unused time
4. Rent Coverage (Third-Party Service)
4.1 Overview
RentFund provides access to rent coverage through third-party lenders. RentFund does not provide rent coverage directly.
4.2 Approval & Credit Checks
- Approval is 100% determined by the third-party lender
- RentFund has no control over approval decisions, limits, rates, fees, or repayment terms
- A soft or hard credit check may be required by the third party
- Approval is not guaranteed
4.3 Platform Access
Approved users may access rent coverage and related features directly through the RentFund app.
5. Rent Reporting & Rent Score
5.1 Rent Reporting
RentFund offers rent reporting and verification services that allow renters to build a verified rent history and generate a proprietary Rent Score.
Rent reporting is fully controlled by RentFund. RentFund has the final decision on whether a rent payment is verified and reported.
5.2 Verification Requirements
To verify a rent payment, users must upload:
- A valid lease agreement for the rental address
- A bank statement showing the rent payment
- The payment amount must match the lease agreement exactly
- Failure to meet these requirements will result in non-verification.
5.3 Credit Bureau Reporting
Users may add an optional credit reporting feature for an additional fee (listed on www.rentfund.com), which allows - RentFund to report verified rent payments to Equifax.
- Credit reporting is optional
- Credit improvement is not guaranteed
6. Rent Score Disclaimer
The Rent Score:
- Is a proprietary RentFund score
- Is not a credit score
- Does not guarantee rental approval, mortgage approval, or financing outcomes
- Is provided for informational purposes only
7. Perks & Partner Offers
RentFund users may access perks, discounts, and special offers provided by RentFund and its partners.
- New perks may be added or removed at any time
- Users must not share perk links, discount codes, or partner access outside the RentFund app
- Sharing perks will result in immediate account termination
- RentFund is not responsible for third-party products or services.
8. Partner Network Access
When granted access to the RentFund partner network:
- Users may connect with one partner per service category
- Users may not connect with multiple real estate agents or multiple mortgage brokers simultaneously
- RentFund reserves the right to restrict, approve, or deny partner connections
9. Homeownership Program
RentFund offers a homeownership program that requires:
- A separate application submitted through the app
- Execution of a separate agreement
- Additional fees based on the applicant’s situation and results
Participation is not guaranteed, and RentFund reserves the right to accept or deny applicants at its sole discretion.
10. Credit Builder Services
RentFund offers a credit-building feature supported by credit professionals.
- Credit improvement is not guaranteed
- Results vary based on individual circumstances
- Services are educational and advisory in nature
11. Debt Smasher Program
RentFund offers a debt reduction service known as Debt Smasher through a partnership with Farber.
- Applicants receive personalized options based on their financial situation
- RentFund does not provide debt settlement services directly
- All outcomes depend on the third-party provider
12. Fees & Payments
- Subscription fees are billed monthly
- All fees are non-refundable
- Additional fees may apply for optional services and will be disclosed prior to purchase
13. Account Cancellation & Data Deletion
If you cancel your RentFund account or subscription:
- Your access to the Platform and all associated features will end immediately
- Your account data will be permanently deleted within thirty (30) days of cancellation
- Once deleted, your data cannot be recovered or restored
- You will not be able to regain access to your previous account, history, or submissions
By cancelling your account, you acknowledge and agree that any verified rent history, Rent Score data, reporting records, partner connections, or other information associated with your account will be permanently removed.
14. Modifications & Termination
RentFund may modify, suspend, or discontinue any service, feature, pricing, or eligibility requirement at any time. Continued use of the Platform constitutes acceptance of updated Terms.
15. Privacy & Data Use
RentFund collects personal and financial data for identity verification, reporting, and service delivery.

16. Disclaimer & Limitation of Liability
All services are provided on an “as is” and “as available” basis. RentFund disclaims all warranties to the fullest extent permitted by law and is not liable for indirect, incidental, or consequential damages.
17. Governing Law
These Terms are governed by the laws of the Province of Alberta, Canada. Any disputes shall be resolved exclusively in Alberta courts.
